Lighthouse offers value-add property investment opportunities to wholesale investors* with estimated returns between 10 and 20 percent per annum.
Our mission is to create value for investors through the strategic repositioning of underperforming property investments. We have a strong focus on risk mitigation from the outset of every project.
Lighthouse invites partnership and loan opportunities with builders, developers and investors where Lighthouse Group provides equity and/or debt.
Lighthouse co-invests in projects to ensure the interests of all stakeholders are aligned, and for Lighthouse to be remunerated according to profitability.
Investment units are available in parcels from NZD $750,000 to wholesale investors* only. These are secured across a property by way of a first or second mortgage security, shared special purpose company, or preferred equity agreement.

*The term wholesale investor is defined within the meaning of clause 3(2) of Schedule 1 of the New Zealand Financial Markets Conduct Act 2013. The company does not invite investment capital or expressions of interest from retail investors.
The Lighthouse Community Fund
The Lighthouse Community Fund is our Build-to Rent residential property fund. Lighthouse develops, invests, manages and holds residential properties long-term. The fund exists to address the housing affordability crisis in New Zealand, offering affordable medium density housing designed to foster communities and enhance urban environments.
Commercially, the fund anticipates above-market returns for investors. It is open ended, project specific and exclusive to wholesale investors.
The intention is for residential properties owned by the Lighthouse Fund to be held for at least 10 years with a target to own and hold 100 homes by 2022.
