Mana Ridge - Welcome Bay, Bay of Plenty

With 180-degree views of Tauranga, Mount Maunganui and beyond, Welcome Bay was the idyllic place to establish a small community on a rolling hillside.

Working alongside the landowner, we repurposed a 15-hectare dormant farm into 14 lifestyle sections with covenants to preserve the landscape and outlook. The short drive to Tauranga’s CBD and the well-positioned land met the need for those looking to lead a rural life while remaining close to town.

The project included planting over 15,000 native plants alongside 200 mature trees to enhance the local wildlife and support the land’s stream, going beyond Council requirements. Free for residents’ picking, the olive grove further propagates the sense of community Mana Ridge was envisioned to cultivate.

Throughout the project, we maintained a close relationship with the Ngati He Hapu and their cultural representatives. We received their blessing to name the land as Mana Ridge to reflect the area’s history. They also named the road that binds each section, Te Auhi – what today is known as Welcome Bay.
